FOR IJM Land Bhd, property development has always been more than just “bricks and mortar”.
Chief executive officer Datuk Wong Tuck Wai says that in today’s day and age, it is imperative to come up with products that cater to the latest needs and trends.
The Covid-19 pandemic, he emphasises, has expedited the way properties today need to be built.
As the need to improve quality of life and ensure economic wellbeing for all becomes increasingly important, “smart cities” are needed more than ever, says Wong.
“IJM is a firm believer of smart cities and in conjunction with World Cities Day, we see it as an opportunity to further develop and enhance the concept of smart cities,” he tells StarBizWeek.
World Cities Day is an annual United Nations observance day that is held on Oct 31.
The aim of the day is to raise awareness about global urbanisation and the push for global cooperation in sustainable urban development.
In developing a smart city, Wong says it’s also important to create interdependencies with the surrounding developments.
“We have to look at the interdependency of the city to a town and village.,
“So if you’re developing a city, a town and village should not be left behind. They should also be smart. Only then you can have a connected ecosystem.”
A smart city is defined as a technologically modern urban area that utilises various types of electronic methods and sensors to collect specific data.
Wong is quick to point out that developing a smart city is not without its challenges.
“As rapid urbanisation takes place, there must be ample, efficient infrastructure within these smart cities. If not you will only have disorganisation, which will give rise to poverty, unemployment and all the social ills, so to speak.
“So it is imperative that smart cities must also have sufficient urban public health, because you’re talking about a big migration of people; and you need to take care of everyone. As such, this requires various government intervention.”
Wong says there needs to be a suitable environment for smart cities to thrive.
“In smart cities, there is the rapid adoption of technology, such as 5G. These are the enablers and it is here that the government must ensure that it happens.
“Developers can do their part, but the party that facilitates these things is the government. This is because they must come up with a regulatory and fiscal framework that gives a conducive environment for the smart cities to thrive and to make them attractive.”
As smart cities start to become a global norm, Wong says developers will need to incorporate (smart city) elements into their projects.
“In IJM’s case, an example is our Pantai Sentral Park development in Kuala Lumpur. The project was launched almost 10 years ago, but we will put in 5G connectivity and IoT (Internet and the Internet of Things).,
